Market Watch
Historical contextWhat is moving the property market—and what is only making noise
Deals and search activity can reveal attention. They do not automatically tell us what an individual property is worth.

Transaction records show where buyers committed capital. Search activity shows what people are curious about. Both are useful, but they answer different questions.
From headline to evidence
A standout deal should be checked against its contract date, floor, facing, condition, tenure and unit size. A popular search may reflect a campaign or news cycle rather than sustained demand.
Connie’s view
Use weekly market movement to decide what deserves deeper investigation. Use comparable transactions, affordability and exit options to decide whether a property deserves your money.
Questions worth considering
The headline may be significant, but how much does it materially change the decision for a buyer or owner examining transactions and search trends? The useful answer may depend on timing, entry price, holding costs and the alternatives available at the same point.
It is also worth separating a broad market watch signal from an advantage specific to one property. Which evidence would still need to be checked—and what could affect demand, flexibility or the eventual exit audience?
