The redevelopment is now confirmed

Frasers Property and Mitsubishi Estate announced on 30 September 2026 that they will jointly redevelop Valley Point and Fraser Suites Singapore into a luxury mixed-use destination along the Singapore River. The partners have formed a 51:49 joint venture, with Frasers Property holding the larger interest.

This moves the story beyond the possibility first raised in June. The redevelopment is now a stated project with an announced use mix, launch target and completion year, although detailed layouts and pricing have not been released.

What the new project is expected to contain

The announced plan comprises approximately 407 luxury residential units and sky villas, a new 184-unit flagship Fraser Suites serviced residence, and dining, retail and lifestyle offerings. It is targeted for launch in 2027 and completion in 2031.

The District 10 site at 491, 491A and 491B River Valley Road measures 13,439.4 sq m and has a maximum allowable gross floor area of 54,309 sq m. It is zoned commercial and residential and carries a 999-year lease from 21 June 1877, leaving about 852 years.

An earlier estimate has now been refined

A PropNex presentation in February 2026 had estimated about 417 homes and a possible fourth-quarter 2026 launch. The developers' announcement now points to approximately 407 homes and a 2027 launch instead.

This is a useful reminder that early pipeline information can identify an important opportunity without getting every detail or date exactly right. The latest developer announcement should replace the earlier estimate when buyers plan their timelines.

Why this is more than another condominium

The riverfront setting, long tenure and combination of homes, hospitality and lifestyle uses make this different from a standalone residential launch. The developers have positioned it as part of the continuing transformation of the Singapore River precinct.

Valley Point's existing 20-storey office tower, two-storey shopping centre and the 255-room Fraser Suites Singapore are expected to cease operations on 31 March 2027. The redevelopment can refresh the site, but nearby residents should also expect a substantial construction period before the targeted 2031 completion.

What buyers and nearby owners should watch next

The next meaningful information will be the residential unit mix, apartment sizes, site plan, access points, facilities and indicative pricing. The description 'luxury' signals the intended positioning, but it does not establish the eventual price or which unit types will offer the most practical entry.

For surrounding homes, the redevelopment may strengthen the River Valley lifestyle story and bring new amenities. It will also introduce more than 400 modern homes that could become future resale and rental competition. The effect will depend on the final product, pricing and how clearly existing developments remain differentiated.

Questions worth considering

The headline may be significant, but how much does it materially change the decision for a buyer or owner examining Valley Point and River Valley? The useful answer may depend on timing, entry price, holding costs and the alternatives available at the same point.

It is also worth separating a broad transformation & future supply signal from an advantage specific to one property. Which evidence would still need to be checked—and what could affect demand, flexibility or the eventual exit audience?
