New Launches & Buyer Demand

Amberwood sold 23 units at launch: measured demand or a difficult price point?

The first weekend produced a 33% take-up of the initial release, but only 11% of the whole development has been sold so far.

The correct denominator matters

Amberwood at Holland sold 23 homes over its launch weekend at an average S$3,019 psf. That is 32.9% of the 70 units released in the first phase, but 10.8% of the full 212-unit development.

The sales comprised nine three-bedroom, 11 four-bedroom and three five-bedroom homes. The remaining 142 units are expected to be released in phases.

The project starts with a higher absolute quantum

The development contains only three- to five-bedroom homes. Reported launch pricing began from around S$2.6 million for three-bedroom units, S$3.2 million for four-bedroom units and S$4 million for five-bedroom units.

Without one- and two-bedroom homes to lower the entry quantum, the buyer pool is naturally more family- and owner-occupier-led. PropNex CEO Kelvin Fong described the sales performance as measured and noted that some buyers may be taking time to compare upcoming prices and higher recent land costs.

The next comparison is already forming

Amberwood is the first of eight planned residential developments in Holland Plain, where up to 2,500 homes are expected. Its S$1,432 psf ppr land rate is also below two more recent GLS benchmarks cited in the report at S$1,537 and S$1,612 psf ppr.

That land-cost difference may provide context, but it does not guarantee appreciation. Future performance will still depend on the exact unit bought, total quantum, transport convenience and how later Holland Plain projects are priced.

Questions worth considering

The headline may be significant, but how much does it materially change the decision for a buyer or owner examining Amberwood at Holland and new launch? The useful answer may depend on timing, entry price, holding costs and the alternatives available at the same point.

It is also worth separating a broad new launches & buyer demand signal from an advantage specific to one property. Which evidence would still need to be checked—and what could affect demand, flexibility or the eventual exit audience?
